Sunnyside Beach is the part of PCB most visitors never find: no high-rises, no party crowds, no waiting for an elevator with a boogie board. If your idea of a perfect beach week is quiet mornings, a short walk to sand that isn't shoulder-to-shoulder, and enough room that nobody has to whisper, this is the house.

Inside the House

Three stories, 2,800 square feet, newly and professionally remodeled, and it sleeps 12 without anyone ending up on an air mattress. Every one of the four bedrooms has its own private bathroom — which, if you've ever vacationed with three families sharing two showers, you know is the amenity that actually matters.

The first floor is its own apartment — living room, kitchenette, king bedroom, private bath. Grandparents claim it. So do the couple who like to get up early without waking the house, or the family who wants a door between their kids and everyone else's. There's also a hallway closet stocked with the beach gear you'd otherwise have to haul down: 8 beach chairs, a 10x10 E-Z Up canopy, a beach wagon, a cooler, and Turkish beach towels. Bring sunscreen. We've handled the rest.

The second floor is where everyone ends up. Fully stocked kitchen, dining for 8 plus 4 more at the bar, and a family room that opens onto the front deck — lounge chairs, outdoor dining for 6, and Gulf views with your coffee. The master suite is on this floor too: king bed, lake views, and a bathroom that's honestly a little ridiculous (in the good way) — a walk-in tile shower with dual heads, spa body sprays, and a separate waterfall shower head, plus a garden tub set into corner windows overlooking the lake, and a his-and-hers vanity long enough that nobody's toiletry bag gets evicted.

The third floor belongs to the kids — or whoever calls it first. A big game room with a wet bar, three built-in bunk beds, and its own deck with Gulf views. Two more bedrooms up here, each with a queen bed and its own private bathroom, so the teenagers and the aunts and uncles all get real doors and real showers.

Every bedroom and all three living rooms have flat-screen smart TVs; the main TV on each floor has HD cable. Full sleeping count for the planners: 2 kings, 2 queens, 3 bunks, a queen sleeper in the first-floor apartment, and a twin sleeper in the bunk room.

The Beach, the Pool, and the Lake

The semi-private beach is directly across Front Beach Road — a few steps through our gated walkway, not a shuttle ride or a boardwalk hike. This stretch of sand belongs to the neighborhood, which means the crowd on a July Saturday looks like the crowd most beaches get in October. There's a community pool for the days the kids want chlorine instead of salt, and a lake directly behind the house, so you're looking at water from the front decks and the back windows both.

The Location

Sunnyside sits at the quiet west end of Panama City Beach — on Front Beach Road, but the stretch of it without the traffic. You're 4 miles from 30A when you want Seaside's shops and restaurants, and 5 miles from Pier Park when you want the rides, the movies, and the crab legs. It's the rare spot that puts you between both worlds while belonging to neither one's chaos.

The Stuff Guests Ask Us About Most

  • "Is the beach really that close?" Yes. Cross the street through our gated walkway and your feet are in the sand. No parking, no shuttle, no dragging a wagon half a mile — though we give you the wagon anyway.

  • "Do we need to bring beach gear?" No. Chairs for eight, a canopy, a wagon, a cooler, and beach towels are in the first-floor closet waiting for you.

  • "Will our whole group actually fit?" Comfortably. Twelve people, four private bathrooms plus a half bath, and three separate living rooms — so the early risers, the nappers, and the game-night crowd never have to negotiate.

  • "What's the vibe?" Quiet and family-oriented. This is a residential neighborhood, and we share the pool, beach access, and lake views with wonderful neighbors — so we ask that you treat it like the neighborhood it is.

Please note: Absolutely no student rentals or guests under the age of 25 will be considered. Violators will be evicted with no refunds.
