Sunnyside Beach is the PCB most people drive past on their way to the crowds: a residential stretch at the west end where the sand belongs to the neighborhood and the evenings are quiet enough to hear the Gulf. If that's your idea of a beach week, The Grey Beach House is your house.
Inside the House
Three stories, 2,800 square feet, newly and professionally remodeled, sleeping 12 without a single air mattress. Each of the four bedrooms has its own private bathroom — the amenity that matters most when three families share one roof, and the one almost no house at this sleep count actually delivers.
The first floor is its own apartment — living room, kitchenette, king bedroom, private bath. It's the floor the grandparents claim, or the early risers, or whoever wants a real door between themselves and the rest of the crew. The hallway closet down here is stocked with the beach gear you'd otherwise be strapping to the roof: 8 beach chairs, a 10x10 E-Z Up canopy, a beach wagon, a cooler, and Turkish beach towels. We've learned what a week on this beach requires, and it's waiting for you.
The second floor is the gathering floor. Fully stocked kitchen, dining for 8 with 4 more at the bar, and a family room with a half bath so nobody's cutting through a bedroom. The front deck opens off the living room — lounge chairs, outdoor dining for 6, and the Gulf straight ahead. Coffee happens out here. The master suite is on this floor too: king bed, lake views, and a bathroom that earns the word luxurious — walk-in tile shower with dual heads and spa body sprays, a separate waterfall shower head, a garden tub set into corner windows overlooking the lake, and a his-and-hers vanity with room for everyone's everything.
The third floor belongs to whoever calls it first — usually the kids. A big game room with a wet bar and three built-in bunk beds, plus its own Gulf-view deck. Two more bedrooms up here, each with a queen and its own private bathroom, so the teenagers and the in-laws all get real doors and real showers.
Every bedroom and all three living rooms have flat-screen smart TVs; the main TV on each floor has HD cable. For the planners: 2 kings, 2 queens, 3 bunks, a queen sleeper sofa in the apartment, and a twin sleeper in the bunk room.
The Beach, the Pool, and the Lake
The semi-private beach is directly across Front Beach Road — through our gated walkway and you're on the sand, no shuttle, no boardwalk hike. It belongs to the neighborhood, which means a July Saturday here looks like October anywhere else on the beach. There's a community pool for the days the kids vote chlorine over salt, and a lake directly behind the house — water out the front windows and the back ones too.
The Location
The Grey Beach House sits at the quiet west end of Panama City Beach — on Front Beach Road, but the stretch without the traffic. You're 4 miles from 30A when you want Seaside and Rosemary, and 5 miles from Pier Park when you want rides, movies, and crab legs. Between both worlds, belonging to neither one's chaos.
The Stuff Guests Ask Us About Most
"Is the beach really that close?" Yes. Cross the street through the gated walkway and your feet are in the sand. No parking, no shuttle — though we give you the wagon anyway.
"Do we need to bring beach gear?" No. Chairs for eight, a canopy, a wagon, a cooler, and beach towels are in the first-floor closet waiting for you.
"Will our whole group actually fit?" Comfortably. Twelve people, four private bathrooms plus a half bath, and three separate living areas — the early risers, the nappers, and the game-night crowd never have to negotiate.
"What's the vibe?" Quiet and family-oriented. This is a residential neighborhood, and we share the pool, beach access, and lake views with wonderful neighbors — so we ask that you treat it like the neighborhood it is.
